Soffit and fascia do more than finish your roofline. They protect your attic, roof deck and rafters.

Soffit

Soffit is the panelling on the underside of your roof overhang. Vented soffit lets outside air into the attic, where it rises and leaves through the roof vents. That airflow keeps the attic cold and dry in winter, which helps prevent frost, mould and ice dams. Solid soffit keeps birds, wasps and squirrels out.

Fascia

Fascia is the vertical board along the roof edge, and it is what your eavestroughs are fastened to. It seals the rafter ends and the edge of the roof deck from rain and snow. On most Calgary homes the wood fascia board is covered with aluminum fascia capping, a pre-finished metal wrap that keeps the wood dry and never needs paint.

Why it matters

When soffit or fascia fail, water gets into the roof deck and rafter ends, eavestroughs pull loose and animals move into the attic. Fixing a loose panel or a soft board early costs far less than repairing rot later.

Calgary weather

Calgary’s climate is hard on the roof edge. Hail dents aluminum capping and cracks brittle vinyl soffit. Strong winds catch a loose panel and peel back the rest. Chinooks melt snow by day and it refreezes at the cold eaves overnight; those freeze–thaw cycles open joints and drive water into wood fascia, and ice dams push meltwater under the shingles and into the roof edge.

Signs Your Soffit or Fascia Needs Repair

Soffit damage

  • Panels that are bent, cracked, sagging or blown out after high winds
  • Holes or gaps where birds, wasps or squirrels are getting into the roof space (woodpeckers and flickers also peck at soffit and wood fascia)
  • Dark staining, peeling paint or mildew on the underside of the overhang
  • Frost, damp insulation or mould in the attic in winter, which often means the soffit vents are blocked or there are too few of them

Fascia damage

  • Soft, swollen or rotting wood behind the eavestrough, especially at corners and around downspout outlets
  • Eavestroughs sagging or pulling away because the fascia can no longer hold the fasteners
  • Dented, creased or loose aluminum fascia capping after hail or wind
  • Peeling paint and water stains on painted wood fascia

Soffit and Fascia Materials

  • Aluminum soffit: the most common choice on Calgary homes. It does not rot, holds its colour and comes in vented and solid panels. Severe hail can dent it, but panels are easy to replace.
  • Vinyl soffit: lower in cost, but it can turn brittle in deep cold and crack on impact.
  • Wood soffit and fascia: common on older homes. It needs regular painting and rots when water gets behind the eavestrough.
  • Fascia capping (metal wrap): pre-finished aluminum bent to cover the wood fascia board, usually colour-matched to the eavestroughs.

Repair or Replace Soffit and Fascia?

Repair makes sense when the damage is limited: a few soffit panels blown out, a short run of dented capping, or one rotted section of fascia board. We replace only the affected pieces.

Replacement is usually better value when hail damage runs around the whole house, rot runs along long sections of fascia, old soffit is brittle or sagging, or the attic is not getting enough air. If you are replacing your roof or eavestroughs anyway, do the soffit and fascia at the same time: the eavestroughs have to come off to replace fascia properly.

Soffit Vents, Attic Ventilation and Attic Rain

Your soffit is where the attic breathes in. If the vents are painted over, packed with insulation, or there were never enough of them, warm, moist air gets trapped. In a cold snap it freezes as frost on the underside of the roof deck, and when a chinook arrives it melts all at once and drips through ceilings. When we replace soffit, we check that the vents are open so air can move from the soffit up to the roof vents.

  1. Inspection. We check the soffit, fascia, eavestroughs and roof edge, and photograph any damage.
  2. Written quote. You get a clear scope with material and colour options.
  3. Insurance or private work. For hail and wind damage we work with your adjuster; rot and wear are a simple private job.
  4. Rot repaired first. Damaged fascia boards are replaced before new capping goes on, so nothing rotten is covered up.
  5. Installation. New soffit and capping go on, then the eavestroughs are re-hung or replaced.

What is the difference between soffit and fascia?

Do I need vented soffit?

Most homes with an attic need vented soffit so fresh air can enter low and leave through the roof vents. Solid panels are used where there is no attic space behind the overhang.
