Throughout your project we will work with you every step of the way. We will take the stress and worry out of the restoration and renovation process by providing you with your own project manager that will work with you closely and ensure every last detail is taken care of.

We can ensure that your procedures are followed, regulations are considered and abided, work is only completed during permitted hours and that all construction debris is properly disposed of.
When it comes to repairing exterior damages to your condo or complex, then a trusted, knowledgeable, and experienced professional is a must. The Total Exteriors team will work with you and your condo management and board to ensure that every aspect of the project is considered without compromising the end result and that all guidelines are met.
Exterior problems common on Calgary condos
Condo buildings and townhouse complexes have a lot of roof and wall area, many owners, and a reserve fund that has to stretch. Calgary’s weather adds pressure on all three.
- Hail. One storm can damage roofs, siding, eavestroughs and window screens across every building in a complex at once.
- Wind. Lifted shingles, loose flashing and siding blown off upper floors and end walls.
- Chinook freeze–thaw. Repeated thawing and refreezing opens stucco cracks, loosens sealant and creates ice dams at eaves.
- Snow load and drainage. Flat and low-slope roofs on mid-rise buildings need working drains and scuppers, or water ponds and finds its way inside.
- Aging envelopes. Sealant, caulking and flashing at balconies and windows wear out long before the cladding does.

How we work with condo boards and property managers
Inspection and documentation for the board
Boards have to make decisions as a group and justify spending to owners. Our HAAG-certified inspectors document conditions building by building, with photos, so the board and property manager can compare repair options, plan reserve-fund spending and share findings with owners.
Insurance claims and deductibles
After a storm, we work with the corporation’s insurer and adjuster on the claim. Under the 2020 changes to Alberta’s Condominium Property Regulation (see the notice above), a portion of the corporation’s deductible may be charged back to unit owners, so clear documentation of what was damaged, and where, matters. Learn more about our insurance claims process.
Working around residents
People live here, so we follow your bylaws and building rules, work only during permitted hours, give notice before work moves to a new building or elevation, keep walkways and parking safe, and remove debris every day. Your project manager is one point of contact for the property manager, so residents aren’t left guessing.
Total Exteriors has been in business since 2014 and is BBB accredited with an A+ rating since 2017. We also serve retail stores, industrial buildings and hotels and motels.
Areas we serve
We work on commercial properties across Calgary, Airdrie, Cochrane, Chestermere, Crossfield, Irricana, Beiseker and Rocky View County. Our office is at Unit 145, 1610 104 Avenue NE, Calgary.
Condo exterior FAQ
Can you work on just one unit or building in a complex?
Yes. We repair a single unit’s exterior as readily as we re-roof a whole complex, and we match existing materials wherever they are still available.
Do you deal with the condo’s insurance adjuster?
Yes. We inspect, document the damage and work with the adjuster, keeping the property manager and board informed throughout.
Can the work be phased to fit the reserve fund?
Yes. We can break the scope into phases by building or elevation and prioritize anything that is letting water in.
How do you keep residents informed?
We agree on a notice process with the property manager before we start, so residents know which areas are affected and when.
